March top residential sales include new Boulder home, Larkspur ranch

The priciest residential sales in the Denver metro area in March included a new Boulder home, a historic Denver mansion that was first listed a year ago and a Larkspur ranch.

Although all five sold for more than $5 million, the off-market sale of Russell Wilson’s Cherry Hills mansion for $21.5 million eclipsed them, even though it sold for millions less than he paid two years ago. 

When Wilson and singer-songwriter wife Ciara spent $25 million in April 2022 on the 20,000-square-foot mansion on 5 acres at 10 Cherry Hills Park Drive, it set the record for the most ever paid for a Denver-area home.

Cherry Park LLC, which appears to be linked to Greenwood Village-based homebuilder Century Communities, bought Wilson’s property last month. State records indicate that a lower-level employee at the company formed the entity. Century’s co-CEO Dale Francescon already owns a neighboring property at 7 Cherry Hills Park Drive, which he purchased for $7 million in 2013.

Here are the next five most expensive home sales in March, according to MLS data.

547 Linden Park Drive, Boulder: $6.3 million

KMS Trust purchased the 5,300-square-foot home at 547 Linden Park Drive in Boulder from Hiawatha LLC for $6.3 million. 

The five-bedroom, six-bath home was listed for $6.5 million in January. The primary suite features an infrared two-person sauna, a free-standing tub, a walk-in shower and two private decks.

Situated near Maxwell Lake Park, the home is a half block from the Wonderland Lake trail system and two miles from Boulder’s Pearl Street. 

2301 E Alameda Avenue

Details: This 8,000-square-foot, four-bedroom, four-bath mansion was initially listed in March 2023 for $7 million. 

Architectural firm Fisher & Fisher constructed the home in 1932 for John Evans Sr., the former president of the First National Bank and grandson of Colorado’s second territorial governor, as a wedding gift for his daughter Alice Evans and her fiancé Hudson Moore Jr.

The 8,000-square-foot mansion has been extensively renovated but retains many original details.

The mansion sits inside a private enclave with a security gate on 1.3 acres overlooking the Denver Country Club and with views of the downtown skyline.

Andrew and Kathryn Crouch purchased the home for $2.1 million in October 2013 and sold it to Ballroom Private Trust.
